Background: the same office building shown twice. On one side it is dormant, with a bare roof and an empty car park. On the other it is energized, with rooftop solar, EV chargers and battery storage.

IntrAform, Revenue Beyond Occupancy

We develop commercial buildings that produce, store, manage and sell their own energy.

Every building sits on untapped energy. Sunlight falls on the roof. Cars sit in the lot. Power runs through the walls all day. On most properties, all of it shows up as a cost. What if it became income? Captured on site, that energy can be stored, sold to the tenants inside and put to work. Rent stays the foundation. It just stops being the ceiling. And every dollar it earns builds value. Each $1 of Energy NOI adds roughly $14–20 to what the building is worth. Rent sets the floor. Energy raises the ceiling.

It starts with the building, then four systems run it.

  1. The building. Where it starts. A tight envelope holds its temperature, so heating and cooling cycle one to four times an hour, not twenty. Without that, the four systems only replace what the building loses, and nothing is left to sell.
  2. Geothermal heating & cooling. Starts below ground. Heating and cooling come from the ground, in place of a furnace and an air conditioner. In a building that already holds its temperature, the system barely has to run.
  3. Solar generation. Built as big as the site allows. Panels cover the roof, the carports, and the ground, every surface the site can hold. The aim is to generate as much as possible, and a panel that doesn't fit is money that never gets made.
  4. Battery storage. Power on call. The bigger the battery, the more midday surplus it can hold and sell into the evening peak, when power is worth the most. The same batteries keep the building running when the grid goes down.
  5. Controls & EV charging. Always deciding. Software decides, minute by minute, whether to use the power, store it, or sell it. Chargers sell it to drivers for about four times what the grid pays, so the parking lot becomes a revenue source.

That is why one team sees it through.

Most projects pass from broker to architect to contractor, with an installer arriving last. Every handoff loses something. We keep the project in one set of hands, from the first site walk to decades of operation.

  1. 01

    Identify

We judge a site twice: as real estate and as a power plant. Rates, incentives, load and structure.

  2. 02

    Underwrite

Rent and energy go into the same model, so the numbers hold before any capital commits.

  3. 03

    Develop

Architects and energy engineers work from the same drawings.

  4. 04

    Integrate

Every system is commissioned together and tuned to how people actually use the building.

  5. 05

    Operate

And then we stay. We own and run what we build, tenants and kilowatts alike.

Now building

The first one is rising in Alden, New York.

Seven acres at 12319 Broadway, built to run on itself. It will open as the Center for Energy and Empowerment Training Center, a working campus and a classroom for the energy economy, with stabilization expected in spring 2028.

Rendering of 12319 Broadway, Alden, NY.
  • 1.15MW

    Solar on-site

  • 4.5MWh

  • 100%all-electric

    Geothermal heating & cooling

  • Level 3EV

    DC fast charging on-site

And it starts ahead.

Federal credits and state grants cover more than half the cost before construction begins. Its lending value already exceeds what it takes to build, and once stabilized it is projected to be worth $9M.

None of this is new to us.

IntrAform is the sister company of Buffalo Solar (opens in a new tab). For more than a decade, the same team has designed and installed rooftop solar and battery storage for businesses across New York and the Northeast. IntrAform puts that experience to work on buildings we develop and own ourselves, starting in Alden.

Partners & certifications

Three ways to build the next one with us.

  • Owners & Developers

You bring the land or the building. We turn its roof, lot and load into a second income, without you starting an energy company.

  • Investors & Capital Partners

Real estate backed by two kinds of income: the lease, and contracted energy.

  • Businesses & Tenants

Space where power costs less, sometimes nothing, and stays on when the grid does not.
